Operations Director -BTR/PBSA

We are seeking a commercially focused Operations Director to lead a portfolio of 5,000+ BTR and PBSA units across the UK.

This is a senior leadership role with full responsibility for operational performance, resident experience, and Net Operating Income. You will play a key part in shaping and scaling a high-performing, service-led platform, ensuring consistency, efficiency, and quality across all assets.

The Role

You will lead multi-site operations through a Head of Operations, driving standards, performance, and accountability across a geographically dispersed portfolio.

Working closely with central teams, you will ensure seamless delivery across operations, leasing, marketing, and finance, while also supporting mobilisation of new developments and contributing to wider business growth.

Key Responsibilities

• Lead and develop onsite teams, ensuring consistent, high-quality operational delivery
• Drive performance across key metrics including occupancy, arrears, cost control, and resident retention
• Own and enhance the resident experience strategy, improving satisfaction, engagement, and community
• Embed robust processes, compliance, and operational standards across all assets
• Optimise NOI through cost efficiencies and ancillary income opportunities

• Support new business activity, client relationships, and portfolio growth initiatives

About You

• Proven experience leading large-scale, multi-site residential, BTR, or PBSA operations
• Strong commercial mindset with a track record of driving performance and efficiencies
• Experience managing and developing high-performing teams
• Confident working with senior stakeholders and investors

• Experience in mobilisation, scaling, or operational transformation
