VACANCY DETAIL View vacancy list PROJECT QUANTITY SURVEYOR SENIOR QUANTITY SURVEYOR – PRE-CONSTRUCTION & CONSTRUCTION Commercial to Residential Conversion | 100 Apartments | North West | Permanent We are working in partnership with a well-capitalised property developer who is about to commence a substantial commercial-to-residential conversion delivering 100 high-quality apartments in the North West. This is a key commercial appointment covering pre-construction and full construction delivery, taking responsibility for cost planning, procurement strategy, subcontract management, and ongoing commercial oversight on site. This role will suit a commercially astute QS who enjoys end-to-end project involvement, understands refurbishment and conversion risk, and can lead the commercial management throughout the project lifecycle. THE ROLE You will lead all commercial management activities from pre-construction through to project completion, ensuring the scheme is delivered on time, on budget, and to the required quality. Key responsibilities: • Prepare detailed cost plans, budget estimates, and early-stage commercial appraisals • Review drawings, surveys, and specifications to identify risks, omissions, and value engineering opportunities • Manage tender processes, including BOQs, analysis, and reporting • Lead procurement strategy and early supply chain engagement to secure competitive pricing • Provide commercial input into design development, buildability, and programme considerations • Maintain cost trackers, risk registers, and change logs throughout the project • Advise on contract strategy, prelim allowances, and key commercial assumptions • Administer contracts, manage variations, valuations, and payment applications • Oversee subcontract packages and ensure all commercial documentation remains up to date • Produce regular commercial reports, forecasts, and final account negotiations This scheme involves complex refurbishment works, structural coordination, and significant M&E integration, requiring a proactive, hands-on QS who can guide the project commercially from start to finish. ABOUT YOU • Experienced QS or Senior QS with end-to-end project exposure • Background in residential, refurbishment, or change-of-use schemes • Proven track record managing tender processes, subcontract procurement, and on-site commercial delivery • Strong contract administration, cost control, and forecasting skills • Commercially astute, detail-oriented, and confident operating independently on site This is a high-impact appointment offering full ownership of the QS function on a landmark project and genuine influence over how the scheme is delivered commercially.
