We are seeking an experienced General Manager to lead a brand new Co-living development in London. You will have full responsibility for operational delivery, team leadership, resident experience and financial performance across the development.

The Role
As General Manager, you will take full ownership of the on-site operation, ensuring the delivery of an exceptional resident experience while achieving ambitious leasing, marketing and financial targets. You will be the driving force behind the culture, performance and reputation of the development — leading your team to deliver best-in-class service and creating a vibrant, engaged community.
Salary: up to £65,000 per annum + Bonus

Key Responsibilities
Customer Experience & Community
- Lead the delivery of first-class customer service and resident engagement
- Oversee complaint resolution in line with SLAs and escalation procedures
- Build strong local partnerships and commercial tenant relationships
- Drive resident engagement initiatives and events within agreed budgets
- Monitor feedback, surveys and service improvement plans
Leadership & Team Management
- Recruit, train and motivate a high-performing on-site team
- Conduct appraisals, 1-2-1s and performance reviews
- Drive a culture of accountability, engagement and service excellence
- Ensure KPI and SLA compliance across all functions
Operations & Compliance
- Full responsibility for site operations and service delivery
- Lead Health & Safety and statutory compliance, including Fire Strategy protocols
- Oversee contractor performance, RAMS approvals and risk assessments
- Manage emergency preparedness and incident reporting
- Maintain exceptional presentation standards across the development
Marketing & Leasing
- Deliver and exceed income and occupancy targets
- Support and implement marketing strategies to minimise voids
- Maintain strong local market and competitor knowledge
- Oversee resident communications, portal content and social media presence
- Ensure quality control across apartment handovers and end-of-tenancy turnaround
Financial & Commercial Performance
- Lead annual budget setting and cost control processes
- Manage expenditure and deliver against agreed KPIs
- Identify additional income opportunities and cost efficiencies
- Produce asset performance reports
- Support debt recovery processes where required
About You
You will demonstrate:
- Proven experience in residential property (BTR, Co-Living, PRS or PBSA preferred) or hospitality
- Strong budget management and target-driven experience
- Excellent analytical and advanced Excel skills
- Outstanding communication and interpersonal abilities
- High attention to detail and operational rigour
- The ability to manage multiple priorities in a fast-paced environment
- A proactive, solutions-focused mindset
- Energy, resilience and a genuine passion for customer experience
