You will manage a portfolio of residential rental properties while delivering exceptional service to landlords, tenants, contractors, and internal teams.
About the Role
As a Senior Property Manager, you will oversee an allocated portfolio of approximately 75-130 residential properties across London. You will act as the primary point of contact during active tenancies and ensure all aspects of tenancy management, legal compliance, maintenance coordination, renewals, inspections, and deposit negotiations are handled efficiently.
This role would suit someone with at least 3 years of experience in residential property management who thrives in a fast-paced environment and enjoys delivering a premium, concierge-level customer experience within the luxury property sector.
Key ResponsibilitiesResidential Property Management
- Manage a portfolio of 75-130 residential rental properties
- Deliver efficient day-to-day property and tenancy management
- Act as the central contact for landlords, tenants, contractors, and internal teams
- Maintain excellent customer service standards throughout the tenancy lifecycle
- Conduct property visits using Inventory Base software
- Produce and send detailed property visit reports to landlords
- Handle tenancy renewals and prepare memorandum agreements
- Manage tenant notices, tenancy changes, deeds of assignment, and deeds of surrender
- Arrange inventory check-ins and checkouts
- Negotiate deposit deductions and oversee deposit returns
- Submit TDS paperwork within required deadlines where disputes arise
Compliance & Lettings Legislation
- Ensure full compliance with current UK lettings legislation and best practice
- Organise gas safety certificates, EICRs, smoke alarms, and carbon monoxide compliance
- Prepare and issue legal notices on behalf of landlords
- Ensure landlords and tenants meet contractual and statutory obligations
- Maintain accurate tenancy records and paperless filing systems
- Keep Reapit and internal databases updated with accurate information
- Proactively stay informed on property management legislation and regulatory changes
Financial & Administrative Duties
- Review and authorise invoices within 48 hours
- Manage supplier statements and ensure prompt payments
- Coordinate insurance claims on behalf of landlords where required
- Maintain accurate administration and reporting processes
- Support departmental audits and operational improvement projects
Team & Leadership Support
- Assist with training and mentoring junior team members
- Support management of additional portfolios during team absences
- Oversee the Property Management department in the absence of the Team Manager
- Contribute ideas to improve operational efficiency and customer experience
- Attend lettings and departmental meetings
Skills & Experience RequiredEssential Requirements
- Minimum 3 years' experience in residential property management, lettings, or tenancy management
- Completed Propertymark Level 3 qualification
- GCSE education or equivalent
- Strong understanding of UK lettings legislation and tenancy compliance
- Excellent communication and relationship management skills
- Strong organisational skills with the ability to prioritise workloads
- High attention to detail and accuracy
- Ability to work under pressure in a fast-paced property environment
- Professional and customer-focused approach
- Strong IT skills including property management software systems
