<h3 data-path-to-node="7"><strong data-path-to-node="7" data-index-in-node="0">Role Purpose</strong></h3>
<p data-path-to-node="8">As a <strong data-path-to-node="8" data-index-in-node="5">Reactive Repairs Manager</strong> for a leading Tier 1 maintenance contractor, you will be responsible for the end-to-end delivery of high-volume reactive maintenance services across a large social housing portfolio in Kingston upon Thames. You will lead a multi-disciplinary team of trade operatives and subcontractors to ensure that all repairs are completed safely, on time, and to an exceptional standard, maintaining high levels of tenant satisfaction and strict KPI compliance.</p>

<p data-path-to-node="11,0,0">Oversee the daily delivery of reactive repairs, ensuring the “Right First Time” approach is embedded across the service.</p>

<p data-path-to-node="11,1,0">Manage and report on key performance indicators (KPIs), including emergency response times, appointment kept rates, and post-repair quality audits.</p>

<p data-path-to-node="11,2,0">Lead, mentor, and develop a team of supervisors and direct tradespeople. Conduct regular 1-to-1s, tool-box talks, and performance reviews.</p>

<p data-path-to-node="11,3,0">Monitor expenditure against the reactive repairs budget, ensuring cost-effective material procurement and efficient labor allocation.</p>
</li>

<p data-path-to-node="11,4,0"> Act as the lead for site safety, ensuring all works comply with CDM 2015 regulations, asbestos management, and general H&S legislation.</p>

<p data-path-to-node="11,5,0"><strong data-path-to-node="11,5,0" data-index-in-node="0">Client Liaison:</strong> Act as the primary point of contact for the local authority or Housing Association partners, attending monthly progress meetings and addressing escalations.</p>

<p data-path-to-node="11,6,0"><strong data-path-to-node="11,6,0" data-index-in-node="0">Technical Oversight:</strong> Provide expert technical guidance on complex diagnostics, particularly regarding structural issues, damp and mould, and multi-trade projects.</p>

<p data-path-to-node="15,1,0"><strong data-path-to-node="15,1,0" data-index-in-node="0">Contractor Background:</strong> Demonstrable experience working for a <strong data-path-to-node="15,1,0" data-index-in-node="61">Tier 1 Maintenance Contractor</strong> or large-scale DLO (Direct Labour Organisation).</p>
