Distributes workflow and provides leadership and guidance to Maintenance Worker(s). ESSENTIAL JOB FUNCTIONS To perform this job successfully, an individual must be able to satisfactorily perform each essential function listed below: <ul style="margin-top: 0in;" type="disc"> <li>Distributes and monitors the flow of work for Maintenance Worker(s). </li> <li>Provides training and technical assistance to assigned worker(s) as needed. </li> <li>Assists supervisor in assuring that assigned employees are provided with appropriate resources, materials, and methods. Relays work instruction from the supervisor. </li> </ul> <ul> <li>Maintains ongoing preventative maintenance program. </li> <li>Repairs and maintains kitchen, housekeeping, and other mechanical equipment, including heating and air conditioning units, electrical and plumbing fixtures, and laundry equipment. </li> <li>Inspects and repairs all damages to hallways, walls, ceilings, floors, roofs, and rooms. Paints and refinishes building surfaces. </li> <li>Orders and maintains necessary maintenance supplies. Provides maintenance of all tools and equipment. </li> <li>Maintains fire alarm system, including smoke and heat detectors, fire pull. Assists in disaster plans as appropriate. </li> <li>Maintains appliance motors, room exhaust fans, pumps and miscellaneous equipment on a monthly basis or as recommended by the manufacturer. </li> <li>Monitors and assists in basic maintenance of facility vehicles. </li> <li>Maintains operational records, data and monitors and enforces observance of safety regulations. </li> </ul> <ul style="margin-top: 0in;" type="disc"> <li>Performs other related duties and activities as required. </li> </ul> Minimum Knowledge and Skills required by the Job The requirements listed below are representative of the knowledge, skill, and/or abilities required to perform the job: Education and Experience: <ul> <li>High school diploma or equivalent </li> <li>Two years of maintenance or electrical experience </li> <li>Working knowledge and ability to handle all maintenance and electrical equipment</li> </ul> Certificates, Licenses, and Registrations: <ul> <li>Current contractor license as required by state.</li> </ul> Other Requirements: <ul> <li>Travel as needed</li> </ul> Physical Requirements: <ul> <li>Medium Work.
