About the Role

Job Specification: Branch Manager - Newport Role overview We're recruiting an experienced Branch Manager to lead a busy residential branch in Newport . This is a hands-on leadership role for someone who can hit the ground running , drive performance, and motivate and support the team to progress while delivering a consistently high level of customer service. Salary & package Basic: £29,000 OTE: £45,000 (performance related) Key responsibilities Lead the branch to achieve agreed targets (instructions, sales agreed, exchanges/completions, income) Drive new business through proactive market appraisal generation, local networking, and relationship building Conduct (or support) valuations and convert opportunities into new instructions Manage the sales pipeline: applicant registrations, viewings, offers, negotiations, and sales progression Set clear daily/weekly priorities and create a high-performance culture Coach, mentor and develop the team — supporting progression through structured training and feedback Monitor individual performance and KPIs; address underperformance quickly and fairly Ensure compliance and best practice across the branch (AML, GDPR, material information, complaints) Produce accurate reporting, forecasting, and action plans to improve results Handle escalations professionally and protect the branch's reputation Required experience Proven experience as a Branch Manager within residential estate agency (experience is essential) Strong instruction-winning and negotiation capability Demonstrable track record of hitting targets and improving branch performance Experience leading, motivating, and developing a team in a fast-paced environment Skills & attributes Confident leader with a supportive coaching style Commercial, target-driven and proactive Strong communication and relationship-building skills Organised, resilient, and calm under pressure High standards and attention to detail Qualifications & requirements Full UK driving licence and own car (preferred/required depending on employer) Industry qualifications (e.g., NAEA) are advantageous but not essential Working hours Full-time, including Saturdays on a rota
