Key Responsibilities
Deal Sourcing & Market Coverage
Build and maintain strong relationships with NYC multifamily brokers, owners, and operators
Generate both on- and off-market acquisition opportunities across Manhattan, Brooklyn, and Queens
Develop and manage a robust pipeline of actionable deals
Maintain real-time market intelligence on pricing, trends, zoning, and regulatory considerations specific to NYC multifamily
Underwriting & Investment Analysis
Perform detailed financial underwriting of multifamily assets, including:
Rent rolls and lease analysis
Free-market vs. regulated unit evaluation
Renovation and repositioning assumptions
IRR, equity multiple, and sensitivity analysis
Analyze co-living feasibility within existing multifamily buildings
Prepare comprehensive investment memoranda for internal approval
Evaluate zoning, DOB considerations, and conversion potential where applicable
Transaction Execution
Support and help lead due diligence processes, including:
Third-party reports (engineering, environmental, appraisal)
Lease audits and regulatory review
Legal and financing coordination
Work closely with legal counsel, lenders, architects, and internal stakeholders
Facilitate smooth transition to development/project management teams post-closing
Qualifications
2-5 years of experience in NYC multifamily acquisitions, development, or investment sales
Deep understanding of the New York City multifamily market, including: free-market vs. rent-stabilized dynamics, local zoning and regulatory framework, and borough-level submarket trends
Strong financial modeling and underwriting skills (Excel proficiency required)
Experience underwriting small- to mid-sized multifamily assets preferred
Highly entrepreneurial, proactive, and comfortable operating in a fast-paced environment
Bachelor's degree required (Real Estate, Finance, or related field preferred)
