Job Specification: Lettings Manager - Shirley Role overview Were recruiting an experienced Lettings Manager to join a fast-paced, high-performing office in Shirley . This is a hands-on role suited to someone who is proactive , commercially minded, and able to hit the ground running , driving new business, leading the lettings pipeline, and delivering an excellent customer experience. Salary & package Basic: £29,000 OTE: £55,000 - £60,000 (performance related) Key responsibilities Manage the day-to-day performance of the lettings department and deliver agreed targets Generate new instructions through proactive business development, networking, and local market activity Carry out rental valuations and convert opportunities into instructions Oversee the full lettings pipeline: applicant registrations, viewings, offers, referencing, move-ins Maximise income through best practice on fees and services (e.g., managed service, rent protection, landlord insurance) Ensure high standards of compliance and process (Right to Rent, AML where applicable, GDPR, deposit legislation) Coach and support the team (negotiators/admin as applicable) with clear daily focus and accountability Maintain accurate records, reporting, and forecasting for branch performance Handle escalations professionally and protect the branch's reputation through great service Required experience Proven experience as a Lettings Manager (or strong Senior Lettings Negotiator/Assistant Manager ready to step up) Confident in completing rental valuations and winning instructions Strong knowledge of the end-to-end lettings process (from enquiry to move-in) Experience working in a busy, fast-paced office with targets and KPIs Skills & attributes Proactive, energetic, and naturally organised Commercially aware with a track record of hitting targets Strong relationship builder with landlords, tenants, and applicants Confident negotiator with excellent communication skills Calm under pressure, solutions-focused, and able to prioritise High attention to detail and strong compliance mindset Qualifications & requirements Full UK driving licence and own car (preferred/required depending on employer) ARLA qualification advantageous but not essential Working hours Full-time, including Saturdays on a rota INDTG
