A fantastic opportunity has arisen for an experienced Block Manager (IRPM or TPI qualified) to join a well-established, multi-branch independent high street estate agency with a growing block management division, based in Birmingham City Centre.This is an excellent opportunity to join a reputable and expanding business where you will take ownership of your own portfolio, work with autonomy, and play a key role in the continued growth of the block management department.Block Manager – Benefits£40,000 – £45,000 DOEHybrid working availableJoin a growing block management division within an established estate agency groupCompany pension schemeBlock Manager – DutiesManage your own portfolio of residential blocks, ensuring high standards of service deliveryAct as the main point of contact for leaseholders, freeholders and residentsCarry out regular site inspections and produce detailed reportsInstruct, manage and monitor contractors to ensure works are completed on time and within budgetManage service charge budgets, expenditure and support arrears/collections processesAssist in the preparation and review of budgets and year-end accountsEnsure compliance with statutory requirements, health & safety and service level agreementsMaintain accurate records using property management softwareOversee cyclical maintenance schedules and ensure all deadlines are metRaise works orders and manage minor works within agreed budgetsAttend internal meetings and contribute to operational discussionsAttend appointments with company directors to support the winning of new business and portfolio growthBlock Manager – RequirementsPrevious experience in Block Management is essentialIRPM or TPI qualification (or equivalent) is requiredStrong communication skills with the ability to build relationships with clients and contractorsAbility to manage a portfolio independently and prioritise workload effectivelyGood IT skills including property management systems and Microsoft OfficeProfessional, organised and proactive approach to problem solvingAbout the CompanyThis is a multi-branch independent estate agency with a strong reputation in the Midlands property market.
