About the Role
<h2>Position Overview</h2><p>A leading privately held real estate owner, operator, and developer is seeking a Construction Leader to oversee and drive its growing development pipeline. With a strong presence in the Mid-Atlantic region and continued national expansion, the company specializes in self-storage development and is experiencing significant growth.</p><h2>Responsibilities</h2><ul><li><p>Own development project outcomes and implementation.</p></li><li><p>Refine conceptual layouts and unit mixes.</p></li><li><p>Develop budgets and proformas.</p></li><li><p>Internal Investment committee presentations.</p></li><li><p>Manage development schedule to meet milestones with consultants.</p></li><li><p>Shepherd projects through the public process.</p></li><li><p>Engage in design development reviews to achieve high quality permit and bid sets.</p></li><li><p>Utility coordination and verification.</p></li><li><p>Complete permitting and bonding processes.</p></li><li><p>Bid and negotiate work with General Contractors.</p></li><li><p>Own Construction Administration – drive timely workflows with General Contractors and Consultants.</p></li><li><p>Proactively identify impediments to progress and aggressively mitigate cost and schedule impacts.</p></li><li><p>Visit jobsites periodically as Owner Representative.</p></li><li><p>Project closeout and hand off for operation.</p></li><li><p>Update Yardi or similar software (training provided).</p></li><li><p>Embrace opportunities to use technology for efficiency.</p></li></ul><h2>Qualifications</h2><ul><li><p>Minimum of 3-5 years experience managing real estate development projects from concept through completion including budgeting, permitting, contractor coordination, and construction administration</p></li><li><p>Strong project management and problem-solving skills</p></li><li><p>Collaborative leadership and communication skills</p></li><li><p>Set priorities and pursue them doggedly.</p></li><li><p>Simplify the complex and initiate action.</p></li><li><p>Create the project plan, organize, and bring closure.</p></li><li><p>Bring creative solutions.</p></li><li><p>Sustain greatness in a team environment.</p></li><li><p>Have prior success in performing the Key Responsibilities of this position.</p></li></ul><p><br>This full-time opportunity offers a targeted salary range of $120,000–$140,000, along with a competitive benefits package.</p>
