<p><strong><strong>Job Title:</strong> Site Manager – Social Housing (Planned Maintenance)</strong><em><strong>Location:</strong> West London</em><em><strong>Contract Type:</strong> Permanent / Full-time</em><em><strong>Salary:</strong> £55,000 &#8211; £60,000</em><em><strong>Reports To:</strong> Contracts Manager / Project Manager</em></p> <hr /> <p><em><strong>Overview</strong></em></p> <p>An exciting opportunity for an experienced <strong>Site Manager</strong> to lead the delivery of <strong>planned maintenance and refurbishment projects</strong> within the social housing sector. The successful candidate will oversee day-to-day site operations, ensuring all works are delivered safely, on time, within budget, and to the highest quality standards, while maintaining strong relationships with residents, clients, and stakeholders.</p> <hr /> <p><em><strong>Key Responsibilities</strong></em></p> <ul> <li> <p>Manage and deliver planned maintenance and refurbishment works across multiple occupied and void properties.</p> </li> <li> <p>Oversee internal and external works including kitchen and bathroom replacements, M&amp;E installations, roofing, decoration, and associated trades.</p> </li> <li> <p>Plan, coordinate, and supervise multi-trade teams and subcontractors to ensure works progress in line with programme and specifications.</p> </li> <li> <p>Conduct regular site inspections to monitor quality, progress, and health &amp; safety compliance.</p> </li> <li> <p>Prepare and maintain site documentation, including programmes, RAMS, daily records, and quality assurance checks.</p> </li> <li> <p>Liaise effectively with residents, client representatives, consultants, and local authorities to ensure smooth delivery with minimal disruption.</p> </li> <li> <p>Lead site meetings, progress reviews, and handover inspections.</p> </li> <li> <p>Promote and maintain a strong health &amp; safety culture in line with CDM 2015 regulations.</p> </li> <li> <p>Identify and implement value engineering and efficiency improvements where appropriate.</p> </li> <li> <p>Support project reporting, cost tracking, and performance reviews with senior management.</p> </li> </ul> <hr /> <p><em><strong>Experience &amp; Qualifications</strong></em></p> <ul> <li> <p>Proven experience managing <strong>social housing</strong> or <strong>planned maintenance/refurbishment</strong> projects.</p> </li> <li> <p>Strong knowledge of <strong>construction processes</strong>, <strong>health &amp; safety</strong>, and <strong>CDM 2015</strong> requirements.</p> </li> <li> <p>Excellent organisational, communication, and leadership skills.</p> </li> <li> <p>Ability to manage multiple workstreams across various properties.</p> </li> <li> <p>Proficient in site administration, reporting, and project programming.</p> </li> <li> <p><strong>SMSTS</strong>, <strong>CSCS (Black/Gold Card)</strong>, and <strong>First Aid at Work</strong> certifications essential.</p> </li> <li> <p>Full UK driving licence required.</p> </li> </ul>
