About the Role

Join a well-established Housing Association as an experienced Property Services Manager in Ilford, leading a team delivering excellent service to tenants and landlords. This is a permanent Property Services Manager role, perfect for someone with strong property management and social housing experience, particularly managing large portfolios properties.

We’re looking for a Property Services Manager who can confidently lead a customer service and property team, ensuring high standards across a high-volume residential portfolio. The role is ideal for a professional experienced in social housing, property management, and tenancy services, and confident handling maintenance, repairs, and tenant-landlord disputes at scale.

As a Property Services Manager, you will:
  • Lead, mentor, and develop a team of property and resident services staff
  • Oversee maintenance operations across a large portfolio (300–400+ properties), allocate jobs to contractors, and ensure timely completion of works
  • Act as primary escalation point for tenant-landlord disputes, mediating fair and professional resolutions
  • Conduct or oversee property inspections, damage assessments, and ensure compliance with social housing regulations
  • Maintain strong relationships with tenants, landlords, local authorities, and contractors
  • Monitor team performance and service quality, identifying areas for improvement across a high-volume portfolio
Essential requirements for this Property Services Manager role:
  • Proven property management and social housing experience is essential
  • Minimum 3–5 years’ experience managing a property or resident services team
  • Demonstrated experience managing a large portfolio (ideally 400+ properties or high-volume caseloads)
  • Knowledge of landlord-tenant law, deposit protection schemes, and housing regulations
  • Experience managing maintenance, repairs, and contractor coordination at scale
  • Excellent communication, negotiation, and conflict resolution skills
  • Strong organisational skills and the ability to remain calm under pressure in a fast-paced environment
